I'm looking at properties in Oregon and planning a trip to scout out the area. We have seen some affordable places in Chiloquin, near Agency lake. Anyone have any knowledge of that area or any recommendations for other parts of the state to consider? Looking for places  next to a lake or river.

Chiloquin has some nice river frontage on the Williamson river.Don't know about prices though.

The river has some great fishing.

Thanks Frank! Good fishing is just what I'm looking for. Also trying to find first hand information on the vibe around town, average weather and is it a safe place to live or frequently visit?

I've been to Chiloquin several times.There is a native American casino there.The area seemed quit safe.

The fishing is some of the best around. Miles of river to fish.There is only wading and bank fishing.

Boat fishing isn't allowed,I think it has something to do about the tribal lands in the area.

It's at least worth a look.

Klamath Falls is about a half hour south,Crater Lake NP a short drive away.

Lots of forest land around.

Thank you Frank! This is just the information I'm looking for. When I look at Agency lake on Google Earth, it looks like its covered with a huge algae bloom! Is this always the case for that lake?

Do buy stock in companies that make deet and other repellents.  Mosquitoes and gnats can be fierce throughout spring and summer.

 

The algae bloom is a result of drought conditions in the Williamson and Sprague River drainages.  The Wood enters the lake near Fort Klamath, and is spring fed.  I caught and released the largest trout on the Wood, near where in joins Agency Lake.

 

The upper Williamson, near Yamsey Mtn used to be a tremendous fishery for red band and brook trout, but low water and warm temps have impacted it.  One of my fishing partners reported the stream had significantly weeded in in that area.  The upper Sprague also has browns.

 

Afterthought:  when fishing the lower Williamson, always use a wading staff.  In many places the bottom is basalt, with potholes.  More than one person has floated their hat in that stretch of water.

Thank you for all of this insight to the area. Perhaps the condition of the watershed is the reason prices are so low. Bummer, as the area looks like it had tons of potential in its hay day. Global warming strikes again!

Steve gave a very good outlook for the area.

Agency lake is very shallow.

The area is still worth a look though.

I would be reluctant on properties with shallow wells.  Being one county north for several years I can't tell you how many properties in Klamath County have had wells go dry in the last 3 years.  I do think that the area around Chiloquin does have some really nice properties, you can get  a remote feeling but still have proximity to highway 97, not far to lots of stream fishing and large rainbows in Klamath Lake where the Williamson comes in.
